Deposit may vary depending on credit worthiness of applicant and is due upon Contract signing. The amount is equal to rental term for up to 20 days. For 21+ days, the deposit is 50% of term.
Upon payment of the Deposit, Lessor will reserve the Property for the Lessee. Lessee agrees to return the Property and its contents to Lessor or its agent in their original condition except for reasonable wear and tear. Lessee’s Deposit is returnable to the Lessee within 2 weeks after Lessee’s checking out from the Property and after inspection of the Property by Lessor for damages and/or losses, if any, to the Property and/or to its contents. All damages to the Property and/or its contents are the responsibility of the Lessee.

|
Term. Rental term may be extended only by parties’ mutual consent in writing. A holdover Lessee shall pay 150% of the daily rent set forth above. Contract between Lessor and Lessee is terminated at: (a) End of the terms set forth herin; (b) If Lessee fails to pay the rent when due; (c) If Lessee fails to perform any other covenant, condition, or obligation of this Contract; and/or (d) Lessee abandons the Property (is absent for 14 days).
Use. The Property will be used exclusively as a residence for no more than ____6___ persons. In addition to residency, the Property will hold no more than 25 guests at one time for any and all parties, social gatherings, meetings, etc.
Ordinances and Statutes. Lessee will comply with all statutes, ordinances, and rules set by the Owner and/or neighborhood where the Property is located, including any and all municipal, state and federal authorities in effect or which may later be in force, regarding the use of the Property, including, but not limited to the use or sale of illicit drugs. Lessee also agrees to abide by the policies set by the Lessor, including but not limited to refrain from loud noise.
Assignment and Subletting. Lessee shall not assign the agreed upon Contract or sublet any portion of the Property without prior consent of Lessor.
Maintenance and Damages. Lessee acknowledges that, unless the Lessor is notified, the Property including the furniture, furnishings, and appliances are in good state of working order and repair. Lessee shall not execute a receipt for all items of furnishing, etc. received, except for such items which are permanently affixed to the Property. Lessee shall keep the property in a clean and sanitary condition, and will immediately notify Lessor of any damage to the Property or its contents, or any inoperable equipment or appliance. Lessee will surrender the Property, at termination, in as good condition as received, normal wear and tear excepted. Lessee will not commit any waste upon the premises, or any nuisance or act which may disturb the quiet enjoyment of any other neighbors to the Property. It is understood that Lessor’s insurance does not cover Lessee’s personal property and/or any damages sustained by the Lessee for loss/theft or other damages to said Property.
Entry and Inspection. Lessor will have the right to enter the Property, (a) in case of emergency to make necessary or agreed repairs, decorations, alterations, improvements, supply necessary or agreed services, showing the Property to prospective or actual Lessees, buyers, lenders, workers, or contractors; (b) if Lessee abandons or surrenders the Property. Except under (b), entry may be made only during normal business hours, and with at least 24 hours prior notice to Lessee.
