Property Information
The Cool Beans cottage is in Santa Rosa Beach, which is located on trendy 30-A in South Walton County between Seaside and Destin. If you are familiar with the area, the cottage is next to Gulf Place and near Goatfeather’s restaurant.

Cool Beans has three bedrooms. The master bedroom contains a king bed with a private master bathroom. The second bedroom has a queen bed and shares a bathroom with the third bedroom, which contains two twin beds. There is also a sleeper sofa in the living area so that the cottage can sleep a total of 8 people.

The Cool Beans cottage is part of a community of 75 homes know as Old Florida Village. The development is approximately 500 yards from the beach with access at two different points.

There is a parking pad in front of the cottage. Two cars can be parked in this area. You will also have available a 4-seat “gulf” cart for your use in the village.

Linens and towels are provided. We do ask that you bring beach towels for your use during your stay. If you are staying with us for an extended period, we do have a washer and dryer for your use.

We keep a supply of beach chairs at the cottage. This supply increases and decreases as our guests come and go and salt water and air do their thing. If you find the supply is low, feel free to purchase additional chairs ($7 - $10 each) to leave and we will reimburse you. Also there is a beach chair and umbrella rental service at the foot of the beach walkover.

At Cool Beans, we share the use of two pools with the other 74 homes in the community. Our cottage is 5 or 6 houses away from the pool... close enough for easy access, but far enough away that the pool activities aren't outside of your window.

For your convenience, there are grocery stores, video stores, banks, various restaurants, liquor stores, fish markets, bike rentals and retail shopping within a short distance of the cottage.

We also have all the amenities you would expect. The kitchen has a coffee maker, toaster, microwave, blender and the like. The living area contains a large television, VCR, DVD, CD player, MP3 Player and home theater surround sound. There are televisions in the each bedroom.

Grilling is allowed and we have a gas grill for your use. The use of a charcoal grill is prohibited.

The cottage is equipped with broadband Internet access. Just bring your laptop with wireless capability or any computer with an Ethernet connection.

Our cottage is pet friendly. We would expect that if your pet is an “outside” pet, that he would be so at our cottage. If your pet is an “inside” pet, he or she is welcome inside our cottage. There is a nonrefundable pet fee of $50.00 per pet. Pets are required to have a permit to be allowed on the beach. Unfortunately, permits are only available to homeowners.

During the summer and spring break seasons, rentals are available weekly only from Saturday to Saturday. At all other times, we require a three night minimum.

We require a $300.00 security or damage deposit to reserve your stay at the cottage. Additionally, we must collect sales and occupancy tax in the amount of 11% of the rental. Also, if you are bringing a pet, there is a nonrefundable pet fee of $50.00 per pet. We will require 50% of the rental at least six weeks prior to your arrival and the other 50% of the rental at least three weeks prior to your arrival. The security/damage deposit will be refunded to you two to three weeks after your departure once we have confirmed that there is no damage to the cottage.

All amounts -- once paid, are non-refundable in the event that we are unable to obtain a replacement rental. Any replacement rentals that we are able to obtain will be credited against your rental agreement and you will be refunded those amounts. If you are worried about weather or other complications, we suggest travel insurance. Just do a Google search for travel insurance or go to www.insuremytrip.com for a quotes and comparisons of up to 14 companies.

Provided that you have paid all the rental amounts due, approximately one week before your arrival we will provide you with a code to the lock box that will contain a key for entry to the cottage. Once inside the cottage, additional keys will be provided for your stay.

You must be at least 25 years of age in order to rent the Cool Beans cottage.

No indoor smoking is allowed.
