Orchard Overlook is a charming modern mountain cottage, located only TWO MILES away from DOWNTOWNBOONE. It is perched high above the town on a large, flat land. It is situated at the end a quiet road, surrounded by mature trees. The front yard gently slopes downhill to reveal a charming view of Boone and the mountains beyond. The remnants of an old fruit tree are still visible. Orchard Overlook offers convenience and comfort. It is located in the quiet area of downtown Boone and close to Appalachian State University. It has a large yard where children and pets can safely play. The new owners invested a great deal of time and money into this property since they purchased it in 2021. In the High Country, it is hard to find similar vacation homes. The house is a three level A frame with a lot of charm and character. Orchard Overlook was able to celebrate this character and elevate it with its upgrades. The side door leads to the living room on the main floor (middle level). The living room has a spacious and open layout with comfortable furniture and a wood-burning fireplace. It also features a large HD TV. The glass doors leading to the covered porch are framed by the covered porch. The view is panoramic, with mountains stretching from left to right. On the covered porch, you can find a swing to take a nap. Rocking chairs facing the spectacular mountain views are also available. The living room is open to the dining room and kitchen. The kitchen is updated with stainless steel appliances and granite counters. The kitchen is equipped to prepare and provide meals for large families. The bar top in the kitchen provides additional dining options including bar stool seating. It can be used as a stool to complement a six-person dining set. The bar top and dining table can accommodate up to nine people. The main bathroom was updated with his and her sinks, a large frameless glass shower and a tiled floor. The main King bedroom is adjacent to the bathroom. The bed has a custom-made live edge headboard. You can exit the lower-level den to access an outdoor courtyard with outdoor dining and lounge chairs, as well as a hot tub. The gas grill can be found to the side.
