“Easy to Get To, Hard to Leave”
Utopia on the River is located on the Sabinal River. We have 10 acres with a swimming pool and hot tub. We are home of the 3rd largest bald cypress tree in Texas, the trees are majestic. We are a B&B lodge which means each room has it's own private entrance and full bath. Included with every night stay is a delicious, full hot breakfast. Each morning is a different breakfast but our house specialty is hot peaches and fluffy homestyle biscuits. Most of our guests feel like they are "coming home" and we enjoy our guests becoming part of our family. We also have available a conference center to accomodate businesses for off-site meetings, full catering is available. Our businesses enjoy getting away from it all while connecting with each other to plan for a successful future. This is a place you will want to bring your family or company time and again.

Cancellation Policy: Leisure Visitors: First nights room charges are due upon booking. Deposit will be forfeited as a result of any of the following: Cancelling because of weather unless roads are closed (applies to groups & reunions as well) Cancellation is made less than 14 days prior to scheduled arrival. Groups & Reunions: First nights room charges are due upon booking. All deposits can be transferred to another date within the same calendar year without forfeit if notice is received 31+ days prior to event. If it is necessary to cancel your event, a refund schedule is listed below: 31+ days = 75% 30-14 days = 38% 13 or less days = 0

There are 12 spacious rooms, six upstairs and six downstairs each with its own private entrance and full bath. All rooms have A/C and Heat.

Eight of the rooms have two full size beds and each has a pass thru door to the adjoining room for multiple room convenience. The other four rooms have one king size bed. Nine of the rooms have a small refrigerator and microwave. All linens are provided. Coffee pots are available upon request.

Each room opens up to either a porch area or a second story balcony overlooking the center circle where we feed the wildlife three times per day. The back of each room has a window view of the pool area or down the hill to the river.

Each room has a round table with two rocking chairs, a TV with 4 satellite stations and an alarm clock. There are no phones in the rooms for your peace and quiet. There is limited cell phone access in the canyon, but AT&T seems to have the best reception (that’s what we use).

We have wirless DSL available that works in most rooms and on the grounds.

All rooms are non-smoking.

Lost Maples State Natural Area – a park left natural for birding and hiking, located 17 miles North of the lodge.

Garner State Park – offers evening dances and the “Cowboy Sunset Serenade”; located 17 miles West of the lodge.

Hill Country Adventures – offers a variety of activities including the Sunset Bat Flight - a must see for all ages! 830-966-2320.

Wagon Wheel Stables – located just outside Utopia. Rides are available everyday and can accommodate groups with advance notice. 830-966-2153.

Utopia Golf Course – located less than one mile from the lodge. It has a 9 hole course with two tee spots so that you can actually play 18 holes. Golf carts are available and clubs will soon be available. 830-966-5577.

Love Creek Orchards – located on Highway 16 in Medina, Tx., and has "apple everything" including homemade Apple Ice Cream and 5 pound Apple Pies! 800-449-0882.

This part of the Hill Country is known for its Scenic Drives, whether you are in a car or on a motorcycle or bike. These are some of the best roads in the state. Many competitive cyclists use our roads for training.

If Shopping is more your style, Utopia has a French antique store, Main Street Utopia, Bandera is 35 miles away, Kerrville and Boerne are each 1 hour away and Fredericksburg is 1.5 hours away. For the more adventuresome, Mexico is a 2-hour trip!
